Where 43,560 comes from
The acre is not a square unit by origin — it was a strip. Medieval English farming defined an acre as the land one man with one ox could plow in a day: a furlong long (660 feet, the length of a furrow before the team needed to turn) by a chain wide (66 feet). Multiply 660 × 66 and you get 43,560 square feet, which is why the number looks arbitrary but is really the product of two work units.
The chain, 66 feet, is Gunter's chain, and it is the reason so many American land measurements are multiples of 66. Ten square chains make an acre. Eighty chains make a mile. A section of the Public Land Survey System is one mile square, which is 640 acres, and a township is 36 sections, or 23,040 acres.
Because an acre is an area rather than a shape, it has no fixed dimensions. A square acre is 208.71 feet on a side. A long narrow acre could be 100 × 435.6 feet, or 50 × 871.2 feet. This matters enormously in practice: two one-acre lots can have very different buildable footprints once setbacks are applied, because setbacks eat proportionally more of a narrow lot.
The metric counterpart is the hectare, 10,000 square meters, which is 2.47105 acres. Conversely one acre is 0.404686 hectares, or 4,046.86 square meters. Most of the world outside the United States quotes rural land in hectares and urban land in square meters.
Reading lot sizes on listings and plats
Residential listings switch units around a threshold. Below roughly a quarter acre, agents quote square feet because the number sounds larger — a 7,500 sq ft lot reads better than 0.17 acres. Above that, acres take over. Knowing that 0.25 acre is 10,890 sq ft, 0.5 acre is 21,780 sq ft, and 0.33 acre is 14,375 sq ft lets you compare listings that use different conventions.
Deeds and plats are more precise than listings and often disagree with them. A recorded plat gives metes-and-bounds dimensions or a surveyed area to two or three decimals of an acre. Listing area is frequently pulled from a tax record that was itself rounded. When the two differ by more than a percent or two, the survey governs.
Gross versus net acreage is the distinction that costs developers money. Gross acreage is everything inside the boundary. Net acreage excludes rights-of-way, easements, wetlands, steep slopes, and detention areas. A 10-acre gross parcel with a road dedication, a drainage easement, and a wetland buffer may have only 6.5 net developable acres, and density is usually calculated on net.
As a commercial appraiser I see price-per-acre and price-per-square-foot used interchangeably on the same deal, which invites error. Converting between them is just division by 43,560: land at $250,000 per acre is $5.74 per square foot. Land at $12 per square foot is $522,720 per acre. Any land comparison should be normalised to one of the two before comps are compared.
Density, yield, and what an acre actually holds
Zoning density is usually expressed as units per acre. At 4 units per acre — typical single-family suburban zoning — each unit gets 10,890 sq ft of gross land. At 20 units per acre, typical for garden apartments, each unit gets 2,178 sq ft of land, which only works with shared parking and stacked units. At 100 units per acre you are in mid-rise territory with structured parking.
Parking is the constraint that usually decides the answer. A surface parking stall plus its share of drive aisle consumes roughly 300 to 350 square feet. At 350 sq ft per stall, one acre holds about 124 stalls before any building is placed on it. A retail centre at 4 stalls per 1,000 sq ft of building therefore needs roughly 1.4 acres of parking for every 10,000 sq ft of shop space.
Coverage ratios put a second ceiling on the number. A floor-area ratio of 0.25 on one acre permits 10,890 sq ft of building. An FAR of 1.0 permits 43,560 sq ft — the same footprint as the entire lot, achieved by going up. FAR, lot coverage, height limit, and parking ratio each independently cap the yield, and the binding one is whichever produces the smallest building.
Agricultural yield uses the acre in a different way. A standard US corn yield of 180 bushels per acre on a 160-acre quarter-section is 28,800 bushels. Metric farm reporting uses tonnes per hectare, and the conversion for corn is roughly 1 bushel/acre = 0.0628 tonnes/hectare, so 180 bu/ac is about 11.3 t/ha.
Worked example: testing a development site
A 5.2-acre site is offered at $1,450,000. First convert: 5.2 × 43,560 = 226,512 square feet, which is 21,041 square meters or 2.10 hectares. The asking price is $278,846 per acre, or $6.40 per square foot of land.
Now apply the deductions. A 60-foot right-of-way dedication along 700 feet of frontage removes 42,000 sq ft, and a drainage easement takes another 18,000 sq ft. Net developable area is 226,512 − 60,000 = 166,512 sq ft, or 3.82 acres. The effective land price on the usable area is $379,581 per acre — 36% higher than the headline number.
Zoning permits 12 units per acre on net area, giving 3.82 × 12 = 45 units. Land cost per unit is $1,450,000 ÷ 45 = $32,222. If comparable finished units support a land basis of $28,000, the site is overpriced by roughly $190,000 and the offer should be adjusted, not the pro forma.
Every step of that analysis depends on moving cleanly between acres and square feet, because the survey speaks in acres, the easements are described in feet, and the density rule is per acre. Converting once at each boundary — and never mixing gross with net — is what keeps the answer defensible.

Other acres, and the traps in older records
The international acre of 43,560 international square feet is the one this calculator uses. There is also a US survey acre, based on the US survey foot of 1200/3937 meters, which is larger by about four parts per million — roughly 0.016 square meters per acre. Irrelevant for a house lot, potentially relevant across a ranch or a state plane coordinate system. The US survey foot was retired at the end of 2022.
Historical regional acres were wildly different. The Scottish acre was about 1.27 international acres, the Irish acre about 1.62, and the Cheshire acre roughly 2.1. Old deeds in those regions can describe a parcel that measures far more than the modern acre figure suggests, which is why title work on ancient parcels always returns to the survey rather than the stated area.
In several countries the metric system arrived with its own local land units that persist informally: the bigha in parts of India (which varies by state), the rai in Thailand (1,600 m², or 0.395 acres), the tsubo in Japan (3.306 m²), and the dunam in the eastern Mediterranean (1,000 m²). Any of these appearing in a listing should be converted to square meters before comparison.
The most common practical trap is not an exotic unit at all — it is confusing square feet of land with square feet of building. A listing that reads '2,400 sq ft' on a rural parcel is describing a house, not a lot, because 2,400 sq ft of land is only 0.055 acres. When a number could plausibly be either, check which one the context requires before running any per-square-foot math.
